Planning an Addition or New Build in North Jersey? When the Electrical Work Happens

On a new build or an addition, the electrical work happens in two stages: rough-in after framing, roofing and plumbing are done but before insulation and drywall, then finish work once the walls are closed. Planning the electrical layout early, before framing is complete, is the easiest way to avoid moving boxes, adding circuits late or opening finished walls. Luminous Electric LLC (NJ License #17641) designs and wires new construction, additions and basement finishes across Passaic, Bergen, Essex and Morris Counties from our headquarters in Wayne, NJ.
When does the electrician come in on a new build or addition?
The electrician’s main window is after the structure is framed, the roof is on and the plumbing is roughed in, and before insulation and drywall go up. That order matters. Wires, boxes and low-voltage runs need open stud bays, and plumbing drains and vents are harder to move than a cable, so the electrical layout fits around them. Once the walls are insulated and closed, every change gets slower and messier.
That is why the planning should start well before the rough-in date. Fall and winter are a common time for homeowners in North Jersey to plan additions, basement finishes and spring builds, and decisions made on paper now cost far less effort than changes made on site later.
What happens during electrical rough-in?
Rough-in is where the electrical system takes shape inside the open walls and ceilings. On a Luminous Electric job it typically includes:
- Setting outlet, switch and fixture boxes at the right heights and locations
- Running NM-B (Romex) cable from the panel to each box, with junction boxes where needed
- Planning dedicated circuits for kitchens, laundry, HVAC and other heavy loads
- Roughing in for LED recessed lighting and leaving room for smart-home controls
- Running weather-rated exterior and landscape rough-ins for outdoor lights and receptacles
When rough-in is complete, the work is inspected by the town before insulation and drywall can cover it. Passing that rough-in inspection is what lets the rest of the project keep moving.
How should I plan the electrical layout before framing is done?
A good layout starts with how each room will actually be used. We review the blueprints and walk through the plan room by room, covering lighting, outlets, switches and any equipment that needs its own circuit. A few questions worth answering early:
- Where will furniture, TVs and desks go? Outlet placement follows how you will use the room, not just the minimum spacing.
- What lighting do you want? Recessed lighting, pendants, under-cabinet and exterior fixtures all need boxes and switching planned at rough-in.
- Do you want smart controls? Smart-home readiness, such as neutral wires at switch locations, is simple to include now and harder to add later.
- What will run outside? Landscape lighting, patio receptacles and exterior fixtures need weather-rated rough-ins.
- Will you add an EV charger or other large loads later? Planning capacity and a route for a future circuit now saves work down the road.
Will my electrical panel handle a new addition?
It depends on what the addition adds and what the existing service already carries. A new kitchen, a heated living space, a finished basement or future EV charging all add load. Part of our blueprint review is checking whether the existing panel has room, or whether the project calls for a larger service.
For full new builds, Luminous Electric wires panels for 200-amp and 400-amp loads, sized to the home’s design. If an addition needs more capacity, our electrical panel upgrade service handles the load assessment, utility coordination, permit filing and final inspection.
What permits and inspections does new construction wiring need?
New construction and additions in New Jersey need an electrical permit from the town’s construction office before the work starts. Luminous Electric handles the permit filing as part of the job. The typical sequence looks like this:
- Blueprint review: we confirm the layout, loads and panel capacity.
- Permit filing: we file the electrical permit with your municipality.
- Rough-in: boxes, cable and junction boxes go in while the walls are open.
- Rough-in inspection: the town inspects before insulation and drywall.
- Finish: outlets, switches and fixtures are installed after the walls are closed and finished.
- Final inspection: the town signs off on the completed electrical work.
Coordinating these steps with your general contractor or builder keeps inspections from holding up insulation, drywall and the rest of the schedule.
How much does new construction wiring cost?
The cost depends on the size of the project, the number of circuits and fixtures, panel needs and the finishes you choose. Luminous Electric reviews the plans and gives an itemized quote for the specific job, so you know what is included before work starts.
Frequently asked questions
When does electrical work happen in a new build?
After framing, roofing and plumbing, and before insulation and drywall. Finish work, such as outlets, switches and fixtures, comes after the walls are finished.
Do I need a permit to wire a home addition in New Jersey?
Yes. Electrical work on new construction and additions needs a permit from your town’s construction office, plus rough-in and final inspections. Luminous Electric files the permit as part of the job.
Can you wire a basement finish?
Yes. Basement finishes follow the same pattern as other new construction: layout planning, permit, rough-in, inspection, then finish work after the walls go up.
Should I plan for smart-home features now?
If you think you may want them, yes. Smart-home readiness is much easier to build in during rough-in than to retrofit once the drywall is finished.
Do you work with general contractors?
Yes. We coordinate with builders and general contractors so rough-in and inspections fit the project schedule.
